The work is the same trade as residential, but the priorities are different, and the biggest one is that the building has to keep operating while we are on it.

What Changes on a Commercial Roof

Scale is the obvious difference, but it is not the interesting one. What actually changes is the density of penetrations. A residential roof has a handful of plumbing vents and maybe a cooler curb. A commercial roof has HVAC units on curbs, condensate lines, exhaust fans, conduit runs, gas lines, skylights, hatches and often a satellite or antenna array, and every single one of those is a place water can get in. Commercial roofing is therefore mostly a detailing job. The field of the roof rarely fails. The curbs, the flashings and the transitions do. When we assess a commercial roof, the penetrations get the most attention because that is where the money and the risk are.

Systems We Install and Service

Spray polyurethane foam with elastomeric coating is the workhorse of Valley commercial roofing. Seamless, self flashing around penetrations, adds insulation value, can often be applied over an existing sound substrate, and can be built up to correct ponding. Recoating of existing foam systems is the single most cost effective thing most commercial building owners can do. Restores ultraviolet protection and reflectivity, resets the maintenance clock, and costs a fraction of a replacement, provided the foam underneath is still sound. Commercial tile and shingle is common on retail centers, offices and multi unit residential built to match a residential aesthetic. We do not work on metal roofing systems.

Reflectivity, Cooling Load and Operating Cost

On a commercial building in Phoenix, the roof is a very large horizontal surface absorbing sun all day directly above conditioned space. A dark, degraded, non reflective roof pushes that heat straight into the building, and the HVAC system spends the summer fighting it. A bright reflective elastomeric coating changes that equation measurably. For a building owner or a tenant paying the cooling bill on a warehouse or a retail box, the operating cost difference is a real line item, not a rounding error. It is one of the few roofing decisions that has an ongoing financial return rather than just avoiding a loss.

Ponding, Drainage and Rooftop Equipment

Commercial flat roofs pond for the same reasons residential ones do, with two aggravating factors. There is more rooftop equipment creating obstructions and low spots, and drains and scuppers are further from anyone's attention. In Arizona the drains fill with blown dust, gravel, palm debris and litter, and nobody notices until water has nowhere to go during a monsoon. We check whether water is actually leaving the roof, address the drainage, and where the slope itself has failed we can build up foam to reestablish it. We also look closely at HVAC curbs. Equipment gets serviced, technicians walk the roof, panels get set down, and the roofing around a curb takes abuse that the rest of the field never sees.

Working Around Your Operations

Most commercial roof work, particularly coating and foam application, can be done without shutting down the business underneath. We coordinate scheduling around your hours, keep access routes clear, manage staging so it does not consume your parking, and communicate the schedule up front rather than showing up unannounced. Assessment and Documentation for Owners and Property Managers

If you own or manage the building, you generally need more than a verbal opinion. Our commercial inspections come with photo documentation of the existing system condition, the penetrations and curbs, the drainage, and any areas of active or likely failure, along with a written scope and price. That gives you something you can take to an owner, a board, a budget cycle or a tenant, rather than a number on the back of a card. It generally reduces the heat load entering the building through the roof, which lowers the demand on your HVAC system during Arizona summers. The size of the effect depends on your building, the current roof condition, how much conditioned space sits directly under the roof, and your existing insulation.
