We are based in Glendale, which puts Mesa on the far side of the Valley from us, and we would rather address that directly than have you wonder about it. The homes up against Red Mountain and through Las Sendas are larger and considerably more complex than the Mesa tract average, with more roof planes, more valleys, mixed tile and flat sections, and elevation and access considerations that a flat subdivision lot does not have. Complexity drives cost more than square footage does, because every valley and every transition is linear feet of detail work. It is also where leaks originate.
