Most Gilbert Homes Do Not Need a New Roof
Gilbert has some of the youngest housing stock in the Valley. It went from farm town to one of the fastest growing municipalities in the country largely between the mid nineties and the mid 2010s, which means the typical Gilbert roof is considerably newer than the typical Valley roof. We are telling you that up front because it is the most useful thing we can tell you, and because it works against us commercially. If a contractor knocks on your Gilbert door after a storm and tells you that you need a full replacement, the base rate says they are probably wrong. Most roofs in Morrison Ranch, Val Vista Lakes, Agritopia, Seville and the surrounding communities are within their service life. What they need, when they need anything, is repair: a failed pipe boot, a cracked tile, a flashing that was detailed badly by the original builder, or wind damage from a monsoon. That is a smaller job than a replacement, and it is the one we will quote if it is the one you need.
What Actually Goes Wrong on a Newer Roof
Newer does not mean immune. It means the failures come from different causes. Original construction details: production building moves fast. Flashings at wall transitions, chimney details and skylight curbs are where a rushed original install shows up years later, and it shows up as a leak with no obvious cause on an otherwise healthy roof. Pipe boots: the rubber collar sealing a plumbing vent has a much shorter life than the roof does, and Arizona ultraviolet is hard on it. On a twenty year old roof, deteriorated pipe boots are one of the single most common leak sources. Foot traffic: solar installations, air conditioning service and satellite work all put people on the roof. Cracked tile from foot traffic is extremely common and almost never reported by whoever caused it. Gilbert has a lot of solar. Wind damage: monsoon outflow lifts and shifts tile and breaks shingle seals, and the damage is usually invisible from the ground.
When It Is Genuinely Time
The earliest Gilbert subdivisions (the mid nineties builds) are now entering real underlayment replacement territory. Concrete tile lasts essentially indefinitely in this climate. The underlayment beneath it does not, because heat rather than water is what ages it, and thirty years under an Arizona roof deck is a long time. When that point arrives, a lift and reset is the right job. We reuse your existing tile and replace only the layer that actually failed, which costs meaningfully less than a full tile replacement. If you are in one of those older Gilbert neighborhoods and have never had roofing work done, an inspection is reasonable. If you are in a 2010s build and somebody just told you that you need a new roof, get a second opinion. Ours is free.
