Anthem is unusual, and it produces an unusual roofing situation. Most Valley cities grew in waves over decades, so their roofs age unevenly. Anthem went up as a master planned community over a comparatively compressed window, which means an enormous number of homes were built within a few years of each other, by a limited number of builders, using comparable materials and comparable specifications. Those roofs are therefore aging on very nearly the same schedule. When underlayment starts failing in Anthem, it does not fail on one street. It comes due across the community, more or less together. Practically, that means two things for you. First, if your neighbors are having roof work done, that is genuinely relevant information about your own roof rather than a coincidence. Second, this is exactly the environment that attracts door knocking contractors from out of the area, because a whole community coming due at once is an easy target.

Your Tile Is Fine. Check the Layer Underneath.

The tile on an Anthem home is almost certainly in good condition. Concrete tile in this climate does not degrade meaningfully from sun, and short of physical impact it holds up essentially indefinitely. The underlayment beneath it is a different product with a different life expectancy, and heat is what ends it. Under an Arizona roof deck it becomes brittle, cracks, and stops sealing around fasteners. Once that happens, monsoon rain driven under the tile has a path into the deck. So the roof looks perfect and the ceiling has a stain, and those two facts seem contradictory until you understand that tile is a shield rather than a waterproof layer. The fix is a lift and reset. We remove and stack your existing tile, replace all of the underlayment, inspect and repair the deck, and put the same tile back down with new fasteners. The roof looks unchanged and the waterproofing is new, at substantially less than the cost of new tile.

Elevation, Exposure and Wind

Anthem sits north of the metro at higher elevation than the valley floor, in more open terrain along the I-17 corridor, with less dense surrounding development to break up wind. That exposure shows up in the work. Wind damage from monsoon outflow is a more frequent cause of roof problems here than in a sheltered central Phoenix neighborhood. Tile gets lifted and shifted, which exposes underlayment directly to rain, and the shift is often too subtle to see from the driveway. Choosing Your Underlayment the Second Time

If your roof was built with a basic underlayment carrying roughly a 10 year manufacturer warranty (which was the common production specification) then you now have direct evidence of how that product performs on your house in this climate. You get to make a different choice. We price three systems on every tile proposal: Westlake Ply 40 at 10 years, TU43 at 15 years, and the self adhered Westlake TileSeal HT at 30 years. The step up is modest relative to the total cost of the job and significant in terms of when you have this conversation again. You can also add the thermal sheet on the first two systems, a radiant barrier that can lower attic temperatures by as much as 31 degrees, which matters on a community where cooling load runs hard for a third of the year.

Ask for their Arizona ROC license number and verify it directly with the Registrar of Contractors rather than taking their word or a card. Do not sign anything on the doorstep, and get an independent inspection before committing. Communities where many roofs come due at once attract out of area operators, so this is worth doing every time.
